KEYOH operates as a technology platform only. We are not an estate agent, mortgage broker, solicitor, surveyor or financial adviser. We do not act on behalf of buyers or sellers in any property transaction. Any transaction entered into through the KEYOH platform is solely between the buyer and seller
Section 02
Eligibility and Account
To use KEYOH you must:
- Be at least 18 years of age
- Be a UK resident or have the legal right to purchase or sell property in the United Kingdom
- Provide accurate, complete and up to date information when creating your account
- Keep your login details secure and not share them with anyone else
- Notify us immediately if you suspect any unauthorised use of your account
We reserve the right to refuse or terminate any account at our discretion, including where we believe these
terms have been breached.
Section 03
The KEYOH Service
KEYOH provides the following services:
- A video-first property listing platform where homeowners and estate agents can list properties for sale
- An AI-powered property matching service that suggests homes to buyers based on their preferences and
behaviour - Direct messaging between buyers and sellers
- Boost and promotional tools to increase listing visibility
- Recommendations for solicitors, mortgage brokers and surveyors
- A deal progress tracker for active transactions
- A KEYOH Journey deposit tracking tool for prospective buyers
KEYOH does not guarantee that any property listed on the platform will be sold, or that any buyer will find a suitable property. We make no representations about the accuracy of property valuations, area data or third
party recommendations
Section 04
Platform Status — Not an Estate Agent
KEYOH is a platform — not an estate agent. This means:
- We do not negotiate on behalf of buyers or sellers
- We do not provide legal advice
- We do not provide financial or mortgage advice
- We are not responsible for the outcome of any property transaction
- We do not verify the accuracy of listing information provided by sellers or agents
- We do not guarantee the identity of any user beyond our standard verification checks
Any dispute arising from a property transaction must be resolved directly between the buyer and seller. KEYOH may assist in facilitating communication but has no legal obligation to do so.
Section 05
Seller Responsibilities
If you list a property on KEYOH, you agree that:
- You are the legal owner of the property or have the authority to list it on behalf of the owner
- All information provided in your listing is accurate, complete and not misleading
- You will update your listing promptly if any information changes
- You will not list a property that is subject to any legal restriction that would prevent its sale without disclosing this
- You will respond to buyer enquiries within a reasonable time
- You will notify KEYOH immediately if your property is sold or taken off the market
Misleading listings may be removed without notice and your account may be suspended. Under the Consumer Protection from Unfair Trading Regulations 2008, providing false or misleading information about a property is a criminal offence.
Section 06
Buyer Responsibilities
- You will only make serious enquiries on properties you have a genuine interest in purchasing
- You will provide accurate information about your financial position when requested
- You will not make offers on properties you do not intend to proceed with
- You understand that saving or enquiring about a property does not constitute a legally binding offer
- You will not use KEYOH to collect or harvest property or seller data for any commercial purpose
Section 07
Estate Agent Responsibilities
Estate agents using KEYOH agree that:
- They are registered with HMRC for Anti-Money Laundering supervision
- They are members of an approved redress scheme (Property Ombudsman or Property Redress Scheme)
- All listings uploaded are properties they have a valid instruction to sell
- They will maintain accurate and up to date listings
- They will not upload listings without the consent of the property owner
- They are responsible for compliance with all applicable estate agency legislation
KEYOH reserves the right to remove any agent account that does not meet these requirements.
Section 08
Payments and Boosts
KEYOH offers paid boost tiers to increase listing visibility. By purchasing a boost you agree that:
- Payment is taken at the time of purchase and is non-refundable unless stated otherwise
- Boost periods begin immediately upon purchase
- KEYOH makes no guarantee of specific results from boosted listings
- If a boosted listing is removed due to a breach of these terms, no refund will be issued
- Subscription fees for agent accounts are billed monthly and may be cancelled at any time with effect from the next billing period
All payments are processed securely. KEYOH does not store full payment card details.
Section 09
Intellectual Property

When you upload content to KEYOH — including photos, videos, descriptions and other listing materials — you grant KEYOH a non-exclusive, royalty-free licence to use, display and promote that content on the platform and in our marketing materials.
You confirm that you own or have the right to use any content you upload and that it does not infringe the rights of any third party
Section 10
Prohibited Use
You must not use KEYOH to:
- Post false, misleading or fraudulent property listings
- Impersonate any person or organisation
- Harass, abuse or threaten other users
- Collect or harvest data from the platform for commercial purposes
- Attempt to gain unauthorised access to any part of the platform
- Use automated tools to scrape, crawl or extract data from KEYOH
- Engage in any activity that disrupts or damages the platform
- Use the platform for any unlawful purpose
Violation of these rules may result in immediate account suspension and legal action where appropriate.
Section 11
Limitation of Liability
To the fullest extent permitted by law, KEYOH and Dare to Accept Limited shall not be liable for:
- • Any loss arising from a property transaction conducted through or facilitated by the platform
- The accuracy of listing information provided by sellers or agents
- The conduct of any buyer, seller or agent using the platform
- Any loss of data, revenue or profits
- Any indirect, consequential or special loss
- Downtime, technical errors or interruptions to the service
Nothing in these terms limits our liability for death or personal injury caused by negligence, fraud or any other liability that cannot be excluded by law.
Section 12
Third Party Recommendations
KEYOH recommends solicitors, mortgage brokers and surveyors through the platform. These recommendations are based on user reviews and platform criteria. KEYOH:
- Does not act as an agent for any recommended third party
- Is not responsible for the services provided by any recommended third party
- May receive a referral fee when a user engages a recommended third party
- Does not guarantee the quality, speed or outcome of any third party service
You should satisfy yourself as to the suitability of any solicitor, mortgage broker or surveyor before engaging them.
